Terms and conditions
As of November 2026. This is a translation for convenience; the German AGB are legally binding.
1. Scope
These terms apply to all contracts for stays at the lodge The Overlook Hideaway, Schlossbergstraße 8, 2114 Großrußbach, Austria, between Glassy Lodging 2023 GmbH, Obere Wetzleinsdorferstraße 3, 2114 Großrußbach (“we”) and our guests (“you”). Any terms of our guests apply only if we agree to them in writing. For bookings made through platforms such as Airbnb, the platform's own terms take precedence. In addition, the General Terms and Conditions for the Hotel Industry 2006 (AGBH 2006) apply; where they differ, these terms take precedence.
2. Enquiry, offer and contract
Your enquiry through our website, by email or by phone is not binding. We send you an offer by email and hold the dates for you for 48 hours. You accept the offer by transferring the full amount within those 48 hours. The contract is concluded when your payment arrives, and we confirm the booking by email. If no payment arrives in time, the offer lapses.
3. Guests and occupancy
The lodge is designed for a maximum of two adults aged 18 and over. Additional people, including overnight visitors, are not permitted. You are required to provide the details needed for the guest register under the Austrian Registration Act (Meldegesetz).
4. Prices and payment
All prices are in euros and include statutory VAT and the local tourist tax. The full amount is payable by bank transfer within 48 hours of receiving the offer. Any extras you order (such as the breakfast basket) are paid for in the lodge.
5. Arrival and departure
The lodge is available from 3 pm on the day of arrival. You check yourself in with an access code, which we send the day before you arrive. On the day of departure, please leave the lodge by 11 am. A later departure is only possible by arrangement: until 2 pm we charge 50% of the nightly rate, after that the full price of an additional night.
6. Cancellation by the guest
You can cancel your booking at any time; please do so by email to office@glassylodging.com. The date we receive your message counts. We charge the following cancellation fees:
- up to 31 days before arrival: 30% of the total amount, at least the price of the first night
- from 30 days before arrival, for no-shows or early departure: 100% of the total amount
If we are able to re-let the dates, we credit the income against the cancellation fee. You are free to show that we incurred no loss or a lower one. There is no statutory right of withdrawal for distance contracts for accommodation on specific dates (section 18(1)(10) of the Austrian Distance and Off-Premises Contracts Act, FAGG).
7. Cancellation by Glassy Lodging
We may withdraw from the contract if force majeure or other circumstances beyond our control make the stay impossible, if the booking was made on the basis of misleading information, or if a stay would endanger people or the lodge. If you are not responsible for the withdrawal, we refund all payments in full.
8. Use of the lodge and house rules
Please treat the lodge, its furnishings and the grounds with care. For the outdoor areas:
- Hot tub: for booked guests only, no glasses in the water, no bathing while heavily under the influence of alcohol; please close the cover after use.
- Fire pit: fire only in the fire pit, never leave it unattended, put it out completely before going to bed; no fire in strong wind or during an official fire ban.
- Net hammock, deck and lawn: please take care, especially when wet, in snow and after dark; the grounds are not lit.
Please follow the notices on site and report any damage to us straight away.
9. Pets and smoking
Pets are not allowed on the property. Smoking, including e-cigarettes, is not permitted in the lodge. In the event of a breach, we charge a flat fee of €1,000 for special cleaning and restoration, unless you show that the costs were lower. In serious cases we may end the stay; the agreed price remains payable.
10. Our liability
We are liable in accordance with the law. We are not liable for slight negligence, except for personal injury. We accept no liability for interruptions to electricity, water or internet supply that are beyond our control. For guests' belongings we are liable under sections 970 et seq. of the Austrian Civil Code (ABGB), up to €1,100, and up to €550 for cash, securities and valuables, unless we have taken the items into safekeeping or caused the damage.
11. Guests' liability
You are liable for damage culpably caused by you or your companion.
12. Data protection
Our privacy policy explains how we process your data.
13. Governing law and jurisdiction
Austrian law applies, excluding its conflict-of-law rules. For consumers habitually resident in another country, the mandatory consumer protection rules of that country remain unaffected. The place of performance is Großrußbach. For businesses, the place of jurisdiction is the competent court in Korneuburg. For consumers domiciled or habitually resident in Austria, section 14 of the Consumer Protection Act (KSchG) applies.
14. Final provisions
If any provision of these terms is invalid, the remaining provisions remain in force.
